If you want to buy independenthouses for sale in uppal, watch out for the specification and check for legal aspects of the property.

A  Property will be one of the biggest investments in your life. So, be careful. Here’s a checklist to avoid legal hassles.

  • o   Ensure that the developer has got required permissions for Municipal Corporation, city development authority, etc.
  • o   Check if the builder has got approvals from utilities such as electricity board, and also water and sewage authority.
  • o   Development agreement needs to be checked, if the builder is different from the landowner.
  • o   Verify the original title deeds of the property. If the seller does not have the original documents, he may have used them to raise a loan against property.
  • o   If you are taking a home loan, the bank would essentially get legal verification of the title deeds done by its legal counsel. However, if you are not opting for a home loan, you need to hire a lawyer to check the property’s title.
  • o   If you are buying an independent house, you might consider issuing a public notice in newspapers calling for claims in respect of the property, which you are planning to buy. Such as a notice would help you to prove that you have purchased the property in good faith.
  • o   If the property belongs to a minor, the guardian needs to have the approval of the court to sell the property. Without approval, the sale is void.
